What were the minimum, average, and maximum asking prices of apartments for sale in areas near Athens' main green spaces during 2022? Here's a first analysis of the topic.

Proximity to green spaces in modern cities is a sought-after feature in the real estate market, with prices being determined accordingly based on this indicator as well as on others. The term can refer to various categories of greenery, from mountains, hills, and groves to parks, both metropolitan and the so-called "neighborhood parks." This analysis of Spitogatos Insights primarily focuses on central parks and gardens in Athens and the main areas they border, as well as certain popular groves.

In Athens, one can find small oases in various parts of the city, with certain areas appearing more privileged thus far due to their accessibility, primarily in gardens, parks, and groves that are visited by both residents and non-residents because of their popularity. Some of these include the National Garden, Zappeion, the Pedion tou Areos, Flisvos Park, Antonis Tritsis Metropolitan Park, the Botanical Garden of Julia, and Alexander N. Diomedes, and Stavros Niarchos Park, which is the most recent addition. As for the groves, indicative examples include Veikou Grove, Papagou Grove, Kifissia Grove, Attiko Alsos Park, and Syggrou Forest/Estate.

Among the cases that have been analyzed, it is observed that there are more affordable residential areas located near central parks and groves in the city, particularly in West Athens. These areas, listed in ascending order of price, include Ilion, Chaidari, and Galatsi with average asking sale price at 1,659, 1,840 and 1,900 euros respectively. Conversely, in North Athens, the general trend indicates that the areas tend to be more expensive compared to other geographical zones. However, there are a few exceptions in other parts of the city. For instance, Palaio Faliro in the southern suburbs and Mets-Kalimarmaro in the center of Athens stand out with high average unit asking sale prices for apartments, priced at 3,073 and 2,935 euros respectively.

When examining the range of average asking prices per geographical zone, it becomes apparent that there is a significant difference between the lowest and highest prices in certain areas. Notably, the largest deviation in prices is found in Filothei, Kifissia, the Papagou area, and the center of Athens. These areas exhibit a wide spectrum of asking prices, reflecting diverse property values and market dynamics.

Conversely, some areas display a smaller range of average asking prices, indicating a relatively more consistent market landscape. Ilion, Poligono-Tourkovounia, Galatsi, and Chaidari fall into this category, with a narrower gap between the lowest and highest prices. Analyzing each specific zone, we find that the center of Athens, Filothei, Palaio Faliro, and Chaidari take the lead when analyzed per geographic level.

For the article, green spaces in Athens were selected, primarily focusing on popular parks and extensive groves. The present analysis does not cover small neighborhood parks and other categories of greenery such as hills.
